6 Common Compact Appliance Problems in ADUs

Compact appliances in ADUs and garage conversions run into tight closets, shared circuits and tricky drains. Here are 6 common ADU appliance problems to fix.

By Marco Reyes · ProFix LA3 min read

Most ADU appliance problems come from the space, not the appliance: tight closets, shared circuits, short drain runs and new floors that aren't quite level. Fix the setup and compact appliances usually run as well as full-size ones.

In this post:

1. The breaker trips when two appliances run

Small units sometimes put several appliances on fewer circuits than a main house would.

How to tell: The breaker trips when, say, the microwave and dryer run together, but each works fine alone.

What to do: Run them at different times for now, and have an electrician review the circuits. Don't swap in a larger breaker yourself.

2. The dryer closet has no airflow

Compact dryers, especially condensing and heat pump types, need room air to work.

How to tell: Long dry times, a hot closet, or the dryer shutting off early.

What to do: Follow the manual's closet clearances, use a louvered door if it calls for one, and keep the lint filter clean. For overheating signs, see why a dryer runs too hot.

3. The fridge is boxed into its alcove

Apartment-size fridges still need space to release heat, and many small units shed it through their sides and back.

How to tell: The sides feel hot and the fridge rarely stops running.

What to do: Give it the clearance listed in the installation guide, keep the top clear, and don't push it tight against a wall or cabinet to gain a few inches.

4. The washer drain is set up wrong

If the drain hose sits too low or is pushed too deep into the standpipe, water can siphon out during the fill.

How to tell: The washer drains while it's filling, or keeps refilling.

What to do: Set the hose height and depth to the manual's spec. If you can't, a technician can add the right fitting.

5. Hot water takes ages to reach the dishwasher

A long pipe run from the main house's water heater means the first fill is cold.

How to tell: Dishes come out greasy, and the kitchen tap takes a long time to turn warm.

What to do: Run the kitchen tap until it's hot before starting the dishwasher, and use a cycle with a heated wash if your model has one. A plumber can tell you whether a recirculation pump or a small local water heater makes sense for the unit.

6. The washer walks on a new floor

Fresh flooring over a slab or new framing isn't always perfectly level.

How to tell: The washer rocks when you press opposite corners, or it shifts during spin.

What to do: Adjust the leveling feet, tighten the lock nuts, and confirm that shipping bolts were removed at install.

When a technician is the better call

If the washer won't drain, won't spin, or throws codes even after the setup is corrected, our washer repair technicians can diagnose it. Anything involving wiring or the gas supply belongs with a licensed pro.

Southern California note

LA has added a lot of ADUs and garage conversions, and many share water and power with the main house. That's why hot-water delay and circuit trips show up so often in these units.

Marco's advice: Before you choose compact appliances, read their installation manuals, not just the spec sheet. Clearances and drain heights decide how well they'll run.
